When the Lawn Is Worth Saving

Lawn repair and overseeding make sense for Nashville yards that still have some good grass but have thinned out, gone patchy or lost whole sections. Summer heat, shade from mature trees, dogs, heavy foot traffic and storm runoff all take a toll. Instead of tearing out the lawn and starting new, we fill the bare and thin areas with seed, often using hydroseed on larger patches so the mulch protects it, and overseed the rest to bring the density back up.

Why fescue lawns thin out here

Tall fescue is the most common lawn grass we see around Nashville because it stays green much of the year and tolerates some shade. But it is a cool-season grass growing in a climate where July and August average highs sit around 90 degrees. Many fescue lawns lose some density every summer. That is why fall overseeding is close to routine maintenance in Middle Tennessee. University of Tennessee Extension puts the best window for seeding cool-season grasses at late August to mid-October, when soil is still warm, nights are cooling, and the drier fall months make it easier to control watering.

Repair, overseed or renovate?

  • Spot repair. A few bare patches from a dog run, a removed tree or a washed-out corner. We loosen the soil, add topsoil if the spot sank, and seed. Larger patches get hydroseed so the mulch holds seed and moisture.
  • Overseeding. The whole lawn is thin but still mostly grass. We core aerate or slit seed so seed reaches the soil, then spread seed across the lawn.
  • Lawn renovation. More weeds than grass, or a lawn that has gone patchy everywhere. We kill or remove what is there, prep the soil and hydroseed the area as a new lawn.

We will tell you which one your yard needs. Paying for renovation when overseeding would do is a waste, and overseeding a lawn that is mostly weeds rarely works.

Bermuda and warm-season lawns

Bermudagrass lawns spread on their own and usually fill small gaps once they are fed and the cause is fixed. Larger bare areas in a bermuda lawn get seeded in late spring, inside the May 1 to June 30 window UT Extension recommends for warm-season grasses. We do not overseed bermuda with fescue unless you want a lawn that changes character by season, and we will explain the tradeoffs if you do.

Fix the cause first

A patch that came from shade, standing water or a downspout will come back if only the grass is fixed. On the visit we look for why each area failed: compacted clay, a low spot, roof water, tree roots, or a path the dog wears every day. Some fixes are simple, like regrading a low spot or extending a downspout. Others mean choosing a more shade-tolerant mix or accepting a mulched bed under the heaviest trees. Get a free estimate

Lawn Repair & Overseeding Questions

When should I overseed my lawn in Nashville?

For tall fescue and other cool-season grasses, late August to mid-October is the window University of Tennessee Extension recommends. Warm-season lawns like bermuda are seeded in late spring, from May through June.

How much does overseeding cost?

Overseeding alone runs $0.07 to $0.23 a square foot according to Lawn Love, and Fixr's range for aeration plus overseeding is $0.08 to $0.25 a square foot. You get a written price once we have looked at the lawn.

Should I aerate before overseeding?

On compacted clay, usually yes. Aeration opens the surface so seed reaches soil and roots can go down.

Can you just repair the bare spots?

Yes. If the rest of the lawn is in good shape, spot repair with seed and mulch is the cheapest fix, as long as we also deal with what caused the spots.

Is it better to repair my lawn or start over?

If more than about half the area is weeds or bare, renovation often costs less in the long run than repeated overseeding. We will tell you which way we would go and why.
