Seeding Open Land South of Franklin

Hydroseeding in Thompson's Station tends to involve bigger pieces of ground. The town lies about 25 miles south of Nashville, between Franklin and Spring Hill, and much of it was open farmland until recently. Between the 2010 and 2020 censuses, its population went from 2,194 to 7,485, and special censuses in 2013 and 2016 were taken just to keep up.

A railroad town

The community took its current name after the railroad arrived in 1855, when Dr. Elijah Thompson donated land for a town and train station. The Battle of Thompson's Station was fought here in 1863. Several historic homes, including the Jacob Critz House and Homestead Manor, are on the National Register. Older properties like these often have mature lawns that need renovation more than a new start.

Planned development

In 2015 the town updated its zoning with a Land Development Ordinance that received an honorable mention for form-based code. Newer neighborhoods tend to come with planned open space and common areas, which are well suited to hydroseeding because of their size.

Southern Williamson drainage

The West Harpeth River, a main tributary that joins the Harpeth northwest of Franklin, drains much of southern Williamson County. On any site near a drainage channel, silt fence and blankets keep soil from heading downstream toward the Harpeth system.

Thompson's Station Questions

We have five acres. Do we need to seed it all as lawn?

No. Many owners seed a lawn near the house and use a pasture or native mix on the rest, which needs far less mowing.

Can you renovate the lawn at an older farmhouse?

Yes. Aeration and overseeding often work. If the lawn is mostly weeds, we may recommend a full kill-off and reseed.

Do you seed neighborhood common areas?

Yes, for builders and HOAs. Open space is a good fit for hydroseeding.

How long does a hydroseed lawn take to fill in?

Usually 6 to 8 weeks for a full look under good conditions, with more thickening through the first season.
